Obtaining a Home Inspection is Really "Buying Peace of Mind" A home inspection is an objective visual examination of a home's structure and systems. This inspection is more than a means to avoid a “money pit”, it also can serve as a ticket for your “peace of mind” that the decision you are making is sound and was found on proper research and due diligence.

All Vantage West Realtors recommend you obtain a home inspection for a number of important reasons:

1. To ensure you are not surprised by costly defects of the home you are looking to purchase.

2. To advise you the state of major elements of the home including structural, heating, and cooling systems, electrical, plumbing, roof, environmental safety and more.

3. To learn how the mechanical systems of the home work and what is required to maintain them.

4. To augment your knowledge of the numerous components of house construction.

5. To provide an objective evaluation of the strengths and possible flaws of the home. 6. To suggest possible solutions to problems found and to provide estimates of the costs involved.

Your Vantage West agent would be happy to provide you with a list of recommended inspectors. We will insure you are matched with one who is trained and certified by a national organization, such as Canadian Association of Home Inspectors (CAHI) or National Institute of Building Inspectors (NIBI), and who has errors and omissions insurance. We do not recommend you hire a home inspector who will also want to be hired to repair deficiencies as this is a conflict of interest removing the necessary objective nature of the inspection. You will want to order your home inspection immediately after your offer has been accepted and we will be sure to help you with the timing and coordinating the details.

The contract will stipulate the length of time you have to complete and assess the inspection. It is a good idea for you to accompany the home inspector during the inspection or arrange to meet them at the home so they can walk you through the report outlining the inspection findings.

If as a result of the inspection, you have further concerns about the home it is advised to have a specialist in that area conduct a more extensive examination. Costs of home inspections vary, dependent on the size and location of the home, its features, age, and services required. Additional services may include radon gas, septic or well testing.
