Home Inspections
A home inspection is an objective visual examination of a home's structure and systems.
Vantage West recommends a home inspection for a number of reasons:
- To ensure that you are not surprised by major defects
- To advise you about the state of various elements of the home (structure, heating and cooling systems, electrical and plumbing)
- To learn how the mechanical systems of this home work and need to be maintained
- To augment your knowledge of the numerous components of house construction
- To provide an objective evaluation of the strengths and possible flaws in this home
- To suggest possible solutions to problems found and to provide estimates of the costs involved
Your Vantage West agent can also provide you with a list of recommended inspectors. Look for one who is trained and certified by a national organization, such as Canadian Association of Home Inspectors (CAHI) or National Institute of Building Inspectors (NIBI), and who has errors and omissions insurance. Do not hire someone who will do any work that might be suggested, as there is an obvious possibility of conflict of interest.

You will want to order your home inspection immediately after your offer has been accepted. The contract will stipulate the length of time you have to complete the inspection.
You should accompany the home inspector during the inspection or arrange to meet them at the home so that they can walk you through the report outlining the inspection findings. If, as a result of the inspection, you have further concerns, have a specialist in that area conduct a more extensive examination.
Costs of home inspections vary, dependent on the size and location of the home, its features, age, and services required. Additional services may include radon gas, septic or well testing.
